Rental Requirements

  • What are some of the criteria for leasing a home?

    • Gross Monthly Income:  3 times the monthly rent.
    • Credit Score: Minimum of 600 (eff 2/1/2021), no open bankruptcies, payment history and collection accounts will be reviewed.
    • Rental History:  Previous landlords will be contacted. No evictions, landlord debt, or dispossessories filed in the last 2 years.  
    • Criminal History:  No felonies within last 10 years. No family violence, felony drug charges, or sex offenders.
  • What is the required “proof of income” for applicants?

    • W2 Employees:  1 month of most recent consecutive check stubs or job offer letter.
    • Military:  Current LES.
    • 1099 Employees:  Previous year’s tax return
    • SSA:  Current award letter
    • Child Support:  Official court order and current bank statement
  • Who must apply to lease a home?

    All individuals over the age of 18 that will reside in the home more than 3 nights a month are required to complete an application.

  • How do I apply?

    The Availability page will take you to the available and upcoming homes.  

    Simply click on the Apply Now button at the bottom of the home of your choice.  

    Completely fill in all sections of the application and click Submit.  You will be sent a link via email where you will be required to upload supporting documentation.  

    A team member will contact you within 24 hours of completing your application, with supporting documents.


  • How much is the application fee?

    The non-refundable application fee is $35 per applicant 18 years of age or older.

  • Do you accept Section 8 vouchers?

    Yes, some of our properties will accept Section 8 vouchers.

Rules & Regulations

  • Does Lori A. Brockman Rentals allow smoking inside of the homes?

    No, smoking is prohibited inside all the homes we manage.

  • Am I responsible for maintaining my lawn?

    We provide lawn care maintenance for most of our properties as described in each lease agreement. Our contractor handles cutting the lawns, pruning the shrubbery, edging, weed eating, etc. as well as the irrigation scheduling. Our goal is to provide you with a well-manicured lawn without any of the hassles! 


    Our goal is to keep the exterior of our units tidy - please keep all clutter inside your unit. No temporary yard structures are allowed without approval (tents, trampolines, pools, etc.).

  • Who is allowed to live in my unit?

    Noone other than the persons on the lease is allowed to stay in the unit. Anyone that stays over 3 nights per month will need an application and approval.

Rent

  • When is Rent Due?

    Rent is due on the 1st, no matter what day of the month you move in.

  • What is your late fee policy?

    A late fee of $5 per day shall be due if rent is paid on or after the 6th day of the month.

  • What forms of payments do you accept?

    Electronic online payments are preferred. If you need an alternate payment method, please contact us.

Security Deposits

  • What is the required security deposit?

    The security deposit is dependent on the applicant's credit score.

  • What is required to hold the home until I am ready to move?

    Once your application has been approved, you must sign a lease and pay the full deposit before we can hold it until your move-in date.

  • I am an active-duty service member. What happens if I have to PCS?

    • We honor the Civil Service Members Relief Act, Title III, Section 305.
    • Certified PCS orders are required and will be verified by us.
    • Soldier is required to provide a written 30-day notice to vacate on or before the first of the month. 

Animal Policy

  • Are there any restrictions on dog breeds?

    Yes, we does not accept the following breeds:

    • Pit Bulls
    • Rottweilers
    • Chows
    • Dobermans

    Proper documentation is required for service or emotional support animals; however, the status of your animal must be identified during the application process.

  • How many animals are allowed?

    2 animal maximum.

  • What is the weight limit for animals?

    The maximum weight allowed is 65lbs at full maturity.

  • What is the deposit and fee for animals?

    • Pet Deposit:  None required.
    • Non-Refundable Pet Fee:  $350 for 1st pet / $150 for 2nd pet.
    • Pet Rent: $25 per pet
    • Service & ES Animals:  Fees & Rent above are waived with proper documentation; however, the status of your animal must be identified during the application process
  • What documentation is needed for animals?

    • Updated photos of your animals.
    • Current shot records for each animal. 
    • Proper documentation is required for service or emotional support animals; however, the status of your animal must be identified during the application process.
    • Current Animal Addendum.
